Retirement village move-ins and resales

Move-ins and resales software for retirement villages

Pluss runs each resale in one record, from the resident's notice to the exit payout. It runs each move-in the same way, from first enquiry to move-in day. Families and new residents follow their own steps in your village's app.

Pluss is used in 148 retirement villages, aged care homes and land lease communities in Australia and New Zealand.

Resales

How a resale runs in Pluss

Every resale sits on the exit pipeline, one column per stage. Each resale has one record, from notice to payout.

Notice and clocks

Record a resident's notice and Pluss opens their resale record. The notice period clock starts straight away, using the period set for your village.

Staff can extend or cancel the clock on the record.

Tasks

Inspection, reinstatement, valuation and relisting each come with tasks. Every task has an owner and a due date.

When someone ticks a task off, Pluss records who did it and when.

Exit figures

Finance enters the exit figures against the same record, such as the ingoing contribution, the deferred management fee and the refund due. Pluss doesn't calculate them.

Exit pack and family

The exit pack goes out by email and text. The family reads it from a secure link, and Pluss logs every send, open and question. Pluss sends reminders at 3, 7 and 14 days.

The family checks where the resale is up to in your village's app.

Move-ins

How a move-in runs in Pluss

Each prospect has one record, from first enquiry to move-in day. Your team sees who owns each step and when it is due.

Stages

The demo village uses six stages: application, contract issued, contract signed, settlement, pre move-in and move-in day. Every stage name is editable, so the steps match your process.

Tasks

Every task has an owner and a due date, such as sending the disclosure documents or preparing keys and fobs.

Documents

Disclosure packs go out from the record by email and text. The record shows when each pack was sent and opened.

The new resident

The new resident follows their move-in in your village's app before they arrive. It shows your village's name and branding.

Some operators give prospects and their families the app before they commit, so they see the events calendar and the photo gallery.

The 2 minute tours

The move out and the move-in, in Pluss

The move out tour runs 2:05 and the move-in tour runs 1:57. Both use a demo village with dummy data.

Several villages

Rolling out to more than one village

We agree the stages, tasks and documents with your corporate team once. Every village then starts from that same setup. Setting up takes days, and each village is live within weeks.

Pluss doesn't make a village compliant. It keeps the record your team needs to show what was done, and when.

Questions

Questions operators ask about resales

Does Pluss calculate the exit entitlement?

No. Your finance team enters the figures, such as the ingoing contribution, the deferred management fee and the refund due. Pluss records them against the resale, so everyone works from the same numbers.

Can the notice period match our contracts?

Yes. You set the notice period for each village to match your contracts. Staff can extend or cancel the clock on the resale record.

Can we change the stages to match our process?

Yes. Every stage name is editable. You can also reorder or switch off stages, and give each one its own owner, tasks and entry requirements.

Can the family or a solicitor get the documents too?

Yes. An envelope can go to more than one person, such as the resident's son and their solicitor.

Do families and new residents need a separate app?

No. They use the same Pluss app your residents use, with your village's branding.

Does Pluss connect to our finance system?

Pluss can connect to your finance system. With DocuSign connected, documents can go out for signature from Pluss. Tell us what you use and we'll cover it in the demo.

Does Pluss make our village compliant with retirement village law?

No. Your team stays responsible for meeting the law in your state or country. Pluss keeps the record of each move-in and resale, with every task, document and date.
